Newly unveiled development district to transform Greenville corridor

An Upstate developer has unveiled plans for a new community hub in Greenville.

Verdae Development Inc. has introduced Bolden Street District, the brand and vision for the 90-acre mixed-use development that will take shape between Laurens Road and the Swamp Rabbit Trail beginning in mid-2026, according to a news release.

Bolden Street District, which was conceived through thoughtful collaboration between Verdae Development Inc., Hollingsworth Funds, the city of Greenville, community members and business owners, is set to transform the busy thoroughfare to a thriving destination, the release stated. With an intentional, community-focused design aimed at creating a welcoming space for everyone, Bolden Street District will be composed of a variety of features and amenities that build on the value of the Swamp Rabbit Trail experience, the release stated.

Our vision for this redevelopment is a new community node that transforms existing retail into a vibrant, connected, and pedestrian-oriented destination that benefits the whole city. The project’s center street concept will be built alongside the Swamp Rabbit Trail, offering green infrastructure including trails, open spaces, plazas, parks and paseos to promote pedestrian and bike use, the release stated.

On the perimeter of the Verdae footprint, Bolden Street District is expected to break ground in mid-2026 and is one of Greenville’s largest community nodes within the city limits.

Verdae Development Inc. is a subsidiary of Hollingsworth Funds, a charitable foundation created by the late John D. Hollingsworth Jr., a textile industry magnate who left the bulk of his estate to Hollingsworth Funds upon his passing in 2000.
