Charleston’s Henderson Park enters Texas with student housing acquisition

Henderson Park, global real estate manager with U.S. headquarters in Charleston, and Students Quarters, an Atlanta student housing operator, have partnered to acquire a 132-unit student housing property in San Marcos, Texas.

Intended to serve students of Texas State University, the units total 528 bedrooms in 11 three-story buildings. Henderson Park said the 10-acre campus will include 132 four-bedroom, four-bathroom townhomes and apartments, with a clubhouse building and amenities center building. 

“This acquisition of The Thompson represents Henderson Park’s entry into the Texas market. We have identified a clear appetite for high-quality, purpose-built accommodation in this growing university city,” Nick Weber, CEO and founder of Henderson Park, said in a news release. “We look forward to working with Student Quarters to deliver best-in-class student product that taps into the strong student housing market in San Marcos.” 

The Thompson’s amenities include a pool, outdoor pavilion, fitness center, study center with private rooms, 550 parking spaces and volleyball and basketball courts, according to the release. 

The property is less than 10 minutes from San Marcos Texas State campus and is located along I-35 between Austin and San Antonio. Henderson Park said the university has seen an enrollment growth of 17% since 2021, totaling about 42,000 students. 

“The Thompson represents a tremendous value-add opportunity with an extensive capex and operational improvement business plan. The investment will provide a great living environment for the residents and position The Thompson as a top student housing property in the Texas State University market,” Andy Feinour, CEO and founder of Student Quarters, said in the release. “This acquisition expands SQ’s portfolio in Texas and we are excited for what the new partnership with Henderson Park will bring in 2026.” 

Henderson Park and Student Quarters is investing in the operational and experiential upgrades at The Thompson to appeal to the market of students, according to the release. CBRE was the sales and debt broker for the acquisition.
