459K-square-foot Summerville distribution facility hits the market

A national real estate firm is seeking new ownership for a Lowcountry warehouse and distribution facility.

Avison Young, which has an office in Charleston, has put up for sale the 448,765-square-foot facility in Summerville, which is occupied by global auto supplier IFA Rotorion.  

The company, which supplies prop shafts and joint competencies for companies such as BMW, Mercedes-Benz, Porsche and Ferrari, is the sole tenant of the Class A facility at 479 Trade Center Parkway, according to a news release. It will remain at the building.

The building listing is being managed by Avison Young principals Erik Foster and Michael Wilson, who are based in the Chicago office, with help from Chris Skibinski, a principal and managing director for the company based in Charlotte, and Alex Irwin of Avison Young’s Charleston office. 

“Market fundamentals in South Carolina are thriving due in part to numerous investments large corporations have pumped into the market, as well as the growth at the , which delivers unparalleled worldwide connectivity,” Foster said in the release. “This site offers an outstanding investment opportunity to tap into state’s favorable business landscape, innovative tenant base and strong labor pool.” 

According to the release, the building sits on 32 acres at the Charleston Trade Center, a three million-square-foot industrial campus in the Jedburg submarket.
