Mobix Fulfillment leases 342,000 square feet at Coastal Crossroads

Coastal Crossroads has its first occupant.

CBRE arranged a 342,000-square-foot lease to Mobix Fulfillment at 420 Strathmore Road within in Summerville. The lease marks the first completed transaction at Coastal Crossroads, a 180-acre master-planned industrial park designed to support manufacturing, warehousing and port-related distribution activity, according to a news release.

CBRE’s Bob BarrineauBrendan Redeyoff and Tim Raber represented the landlord, Citimark Pure Charleston, in the lease negotiations. Ryan Young of Cushman & Wakefield represented Mobix Fulfillment.

Coastal Crossroads Industrial Park provides immediate access to Interstate 26 via the Jedburg Road interchange and offers users regional and national distribution capabilities as well as direct connectivity to the Port of Charleston.

“Demand for well-located Class A industrial space remains steady in the Charleston region, particularly along the I-26 corridor,” Barrineau, CBRE senior vice president, said in the release. “Coastal Crossroads is positioned to meet that demand, and this initial lease highlights the momentum within this new master-planned industrial park in one of Charleston’s most active logistics corridors.”

Remaining availability includes 208,000 square feet and 500,000 square feet of existing space, along with two build-to-suit sites ranging from 200,000 to 1.2 million square feet, the release stated.

According to CBRE’s Q4 2025 Charleston Industrial report, the market posted 500,222 square feet of positive absorption in the fourth quarter, driven largely by Class A activity in the Interstate 26 and North Charleston/Ladson submarkets.
