JLL markets 3.31-acre Dockside site in Charleston

JLL has been selected by the Dockside Association as exclusive sales representative for Dockside on the Peninsula, a 3.31-acre waterfront site on the .

The Dockside Association is bringing the property to market through Chapter 11 bankruptcy proceedings, after vacating an 18-story condominium tower and 21 townhomes on the site in February 2025 following a city-ordered closure for structural deficiencies, according to a news release.

JLL Capital Markets Managing Director Hunter Barron, Vice Chairman Lee Allen and Senior Managing Director Brian Connolly are leading the sale on behalf of the Dockside Association.

Dockside sits along Charleston’s cultural corridor, near the South Carolina Aquarium, Charleston Harbor Walk and the International African American Museum, according to the release. The site includes nearly 300 feet of Cooper River frontage and a private concrete pier.

“Dockside is one of the most compelling redevelopment opportunities in Charleston,” Barron said in the release. “Sites with this level of waterfront access, scale and proximity to the peninsula’s cultural and lifestyle amenities are extremely rare.”

The property carries General Business zoning, sits within two Old City Height districts and holds established entitlements, giving a buyer a strong foundation for redevelopment, the release said.

Dockside sits within one of Charleston’s most affluent submarkets, according to JLL. Within a one-mile radius, average household income exceeds $125,000 and average household net worth is about $1.05 million. The site is close to Interstate 26, Charleston International Airport and the Port of Charleston, and within walking distance of King Street, Liberty Square, the College of Charleston and Charleston’s historic downtown district.

“Charleston is attracting residents, businesses and investment because of its strong economic fundamentals and quality of life,” Allen said in the release. “Dockside’s location in one of the region’s most desirable submarkets, and its flexibility for a range of redevelopment uses, position a new owner to deliver a vibrant destination in a high-demand market.”
