A large student housing development in downtown Columbia is about to go online.

Holder Properties’ Gateway 737, a 940-bed student housing development, will begin leasing in early September 2024, with first move-ins planned for August 2025, according to a news release. Holder Properties is developing Gateway 737 in a public-private partnership with the University of South Carolina Foundations.

Located on the corner of Gadsden, Greene, and Devine streets, Gateway 737 represents one of the largest private student housing projects in the USC market, featuring 12,500 square feet of ground-floor retail, a three-story meetings and event space, dedicated parking spaces and top-tier amenities including a rooftop lounge, a two-story state-of-the-art fitness center, resort-style pool, tech lounge and game room, the release stated. The fully furnished units include a mix of studio, two-, three-, and four-bedroom floorplans with high-end, comfortable finishes.

“With the launch of pre-leasing at Gateway 737, we are continuing our long-standing relationship with the University of South Carolina Foundations and providing students with upscale residential experiences thoughtfully designed with today’s college journey in mind,” said Andy Barfield, managing director and head of development at Holder Properties, in the release. “Our extensive student housing experience and understanding of the student lifestyle can be seen throughout Gateway 737, as we aimed to create a home and haven for future residents.

“Timeless exterior design elements, a variety of light-filled, communal areas and comfortable, private spaces ensure Gateway will stand the test of time and become a community hub for USC students.”

Gateway 737 is Holder Properties’ second student housing project with the USCDF, according to the release. In 2015, Holder Properties partnered with USCDF to open 650 Lincoln, which features 279 apartment-style units to accommodate 881 students, 25,000 square feet of restaurant and retail space, two parking garages and other amenities. Holder Properties continues to manage 650 Lincoln on behalf of the University of South Carolina Development Foundation.

“We have enjoyed watching this property evolve alongside the needs of USC over the past 10 years, from an intramural field to university parking and now Gateway 737,” said Jason Caskey, president and CEO of the University of South Carolina Development Foundation, in the release. “The start of pre-leasing marks another milestone met in the completion of the redevelopment, designed to satisfy increased enrollment activity. Gateway 737 will aid in meeting student housing needs, and we look forward to welcoming students next year.”
