Atlanta Property Group acquires Greenville distribution site

An Atlanta-based real estate firm has acquired an Upstate distribution facility.

Atlanta Property Group has purchased 6 Shelter Drive, a 173,000-square-foot, building in Greenville, according to a news release. The building is the latest addition to APG’s growing industrial portfolio, signaling the firm’s continued focus on investing in key assets in strategic Southeastern markets, the release stated.

The building is located immediately adjacent to Interstate 85 in the Pelham Road submarket, one of the only true infill locations within Greenville, the release stated Constructed in 2004, 6 Shelter Drive features tilt wall construction, 32-foot clear heights, a 140-foot truck court and an ESFR sprinkler system. The building is currently 100% leased.

Financial terms of the deal were not disclosed.

“We are pleased to acquire our first industrial building in this established industrial market and believe in its long-term fundamentals,” said Smith Haverty, partner at APG, in the release. “We are confident that distribution users will continue to choose Greenville due to its strategic location along I-85, growing population, business friendly climate, and favorable position to benefit from expected reshoring initiatives.

“As we continue to expand our portfolio, this acquisition reinforces our commitment to acquire properties in fast-growing regions in the Southeast.”

Atlanta Property Group has acquired 15 industrial buildings since 2022. As the industrial market continues to experience strong fundamentals, APG plans to invest $100 million of committed equity into existing distribution properties in the Atlanta, Charlotte, Greenville, Savannah, Nashville, Raleigh and Central Florida markets by the end of 2025, the release stated.
