Lexington retail center sells for $3.67M

Lexington retail center sells for $3.67M

Real Estate Advisors arranged the $3.67 million sale of a fully occupied, three‑tenant retail pad in Lexington.

The property is anchored by Lexington Modern Dentistry, supported by PDS Health (formerly Pacific Dental Services), directly across from the top‑performing Publix in the state, according to Placer.ai.

Hanley Investment Group’s executive vice president and partner, Jeff Lefko, in association with ParaSell Inc., represented the seller, Lexington Covenant Group LLC, a Nevada limited liability company, according to a news release. The buyer, a private investor from New Jersey, was represented by Seth Goldberg, associate director investments at Marcus & Millichap.

“We procured an all‑cash 1031 exchange buyer from New Jersey,” Lefko said in the release. “We negotiated a 45‑day escrow and closed at 96% of the listing price, demonstrating the continued depth of demand for high‑quality, service‑based retail in fast‑growing suburban markets.”

Hanley Investment Group Real Estate Advisors specializes in the sale of retail properties, the firm says.

Built in 2019, the 7,000‑square‑foot pad is situated on 1.15 acres at 808 Highway 378 in Lexington and is leased to Lexington Modern Dentistry (PDS Health), My Pharmacy & Optical, and The Nail Room. All three tenants operate under long‑term triple-net leases with staggered expirations, creating stable cash flow and minimizing rollover risk, the firm says.

The area’s rapid residential expansion, strong school system, and proximity to Columbia continue to drive demand for essential, service‑based retail in Lexington, according to Hanley Investment Group. Lexington is one of the fastest‑growing communities in the state, with 136% population growth since 2000 and average household incomes exceeding $122,000 within a five‑mile radius

Lefko noted that PDS Health’s national footprint and integrated medical‑dental model resonate strongly with investors.
