Roots Integrative Medicine buys West Columbia office

Roots Integrative Medicine purchased an office building at 206 Medical Circle in West Columbia.

Colliers South Carolina’s Mary Winter Teaster and Sydney Lanham represented the seller, Rod Shiver, while John Gressette and Rox Pollard III represented the buyer in the sale of the 8,100-square-foot medical office building, according to a news release from Colliers.

The 206 Medical Circle location was offered as a property in a well-established health care corridor directly across from the Lexington Medical Center, just off Sunset Boulevard/Highway 378 and Interstate 26.

Roots Integrative Medicine plans to occupy half of the office space, and the other half will continue to be occupied by Specialized Dental Partners and Total Care Mobile Lab, the release stated.

“It was a pleasure working with our client to complete a smooth and successful transaction,” Lanham said in the release. “Mary Winter and I were honored to represent Rod Shiver, who purchased the building in 2023 and transformed it into a Class A medical office in one of Columbia’s most active corridors. With Roots Integrative Medicine now bringing the property to full occupancy, this sale highlights the strong demand for well-located medical office space across the Midlands.”

Pollard said the transaction gives the new owners room to grow.

“We were pleased to assist our client once again after previously helping them secure space in Forest Acres,” Pollard said in the release. “As Roots Integrative Medicine continued to grow, the owners reached out to explore new opportunities, which led to the purchase of this investment medical building with existing tenants and space for its own expansion — marking another successful multi-transaction partnership.”

Chelsea Turner with Roots Integrative Medicine said the new location will be the company’s second.

“At Roots, we’re passionate about seamlessly combining traditional and holistic therapies to promote overall well-being,” Turner said in the release. “Our growth with this second location represents an opportunity to reach more people in the Columbia community with the kind of care that listens deeply, treats the whole person and utilizes a root-cause approach to empower long-term healing.”

Colliers‘ Teaster and Lanham are specialists in office brokerage, focusing on local small businesses, women-owned enterprises and nonprofits. Gressette and Pollard III are part of Colliers’ Retail Services Team in Columbia, specializing in the sale, leasing and development consultation of retail properties of all sizes across South Carolina.
