The Spinx Market & Eatery at 659 South Main Street represents a masterful blend of historic preservation and contemporary functionality in downtown Greenville’s West End. Completed in October 2024, this 4,200-square-foot adaptive reuse project transformed a nearly 100-year-old building into a vibrant community destination.

Trehel Corporation, working closely with SHLTR Architects, faced significant challenges in preserving the site’s storied history dating back to 1884. The building previously served as Sinclair Service Station, opening in 1935, and later housed The Cook’s Station. The project required careful preservation of the original triple-wythe brick walls and distinctive 1950s-era exterior elements while meeting modern Historic Review Board requirements.

The constrained downtown site presented complex logistical hurdles, including a 14-foot grade difference from parking lot to building entry and limited access surrounded by dense neighborhoods. Innovative solutions included underground LiDAR survey technology to map existing utilities and precision techniques for removing stucco without damaging original brick.

“The team’s ability to manage the site’s constraints and work closely together allowed for the creation of a space that preserves the site’s historical legacy,” project leaders noted.

The market serves the community with fresh produce, locally sourced items and made-to-order food from 5 a.m. to 2 a.m. The City of Greenville partnership funded public improvements including an ADA-compliant pedestrian ramp connecting to Falls Park and nine new parking spaces.

This $2.3 million project demonstrates how thoughtful adaptive reuse can honor architectural heritage while meeting contemporary community needs.
