The Alliance mixed-use project to start on Laurens Road

Work is expected to start soon on a mixed-use community intended to anchor for the future of .

The Alliance is a $38 million project that will consist of two four-story buildings on 3.8 acres at 1200 Laurens Road, the site of an old church known for its purple columns at the intersection with Ackley Road on the edge of .

This project is being developed in partnership between NHE Inc., HF Housing Inc. (a nonprofit housing affiliate of the Hollingsworth Funds), Jordon Development and SCG Development, and will include 100 units that will be affordable for households earning 70% or below the area median income (AMI), according to a news release. It will break down as 10 units at 20% AMI, 11 units at 30% AMI, 68 units at 60% AMI and 11 units at 70% AMI.

The Alliance also will feature 4,200 square feet of commercial space and around 5,000 square feet of amenities, said Taylor Davis, CEO of NHE.

Brayden Wynn and William Runge of Collett will lead leasing of the commercial side.

“Over the next few weeks, the buildings currently on the site will start to be demolished and grading will begin as well,” Davis said in the release. “The Alliance is a special project that reflects the surrounding community.”

NHE and the development team have participated in Nicholtown community meetings since 2021 to gather  neighborhood input to ensure that The Alliance was bringing affordable housing to the community.

Yvonne Reeder, a lifelong Nicholtown resident, said the community has long dreamed about bringing an affordable housing concept such as The Alliance to their neighborhood and added that Nicholtown residents showed up in large numbers to express their support when the Planning Commission met.

“That vision is becoming reality, as trees are being cleared and older structures are being demolished to make way for new development,” she said in the release. “I see The Alliance not just as a housing project, but as a new landmark. A beacon of light and a gateway into our community. It represents unity, progress and hope as Nicholtown moves forward into the future.”

Construction on the project is expected to be completed by the third quarter of 2027. Pre-leasing will begin in spring 2027. Financing for The Alliance is being provided by SouthState Bank, Stratford Capital Group, Prudential (PGIM Inc.), Monarch Private Capital, and The Greenville Housing Fund.

“We are excited to be part of the team helping to make The Alliance a reality,” said John Bomar, CRE Relationship Manager with SouthState Bank. “This project will be impactful for the city of Greenville and the Nicholtown community, and I am proud of our involvement.”

Gage Weekes, president and CEO of , said affordable housing is essential to Greenville’s continued growth and economic success, which is why the nonprofit became involved in supporting The Alliance.

“As Greenville continues to thrive, it is critical that our housing supply keeps pace with the people who make this community work,” Weekes said in the release. “The Alliance represents a meaningful investment in our community, ensuring access to high-quality homes for working families and seniors who can live closer to jobs, schools and other services.”
