Backyard at Pelham development to bring dining, retail to Greenville

A former movie theater site in Greenville is being transformed into a mixed-use development.

The property will be redeveloped into Backyard at Pelham, a 30,000-square-foot development featuring a mix of dining, entertainment and retail, according to a news release. With construction now officially underway, the project at 10 Beacon Drive is slated to open by fall 2026.

This site is the former Regal 10 movie theater. Regal 10 opened in 1993, and closed in 2001. The old marquee sign was taken down, but the Backyard at Pelham sign has been designed to pay homage to that design, according to SVN.

The vision for Backyard at Pelham is to create a space where community and commerce come together — a walkable, welcoming destination for locals and visitors alike, the release stated.

“I truly believe Backyard at Pelham will be a vibrant addition to the community — a place where people can gather, enjoy, and connect in a whole new way,” said Dustin Tenney, senior advisor at and one of the driving forces behind the development, the release stated

SVN Palmetto is currently leasing three remaining spaces and is actively seeking complementary tenants to round out the tenant mix.

Current tenants include:

  • Seasons Seasons Innovative Bar & Grille: The restaurant is an American bistro based in Knoxville, Tenn. Established in 2013 by Certified Executive Chef Deron Little, the restaurant is known for its commitment to fresh, seasonal ingredients and classic culinary techniques presented with innovative flair, the release stated.
  • Handel’s Homemade Ice Cream: The Handel’s franchise that originated in Youngstown, Ohio, in 1945. Today, Handel’s has expanded significantly, operating over 150 locations across 15 states as of May 2025, according to the release.
  • Biscuit Belly: Biscuit Belly is a Louisville, Ky.-based brunch restaurant chain renowned for its inventive take on Southern comfort food, particularly its gourmet biscuit sandwiches, the release stated. Since launching its first location in Louisville, Biscuit Belly has expanded through franchising, beginning in 2020. As of May 2025, the chain operates 12 locations across Kentucky, Georgia, Alabama, Virginia, Indiana, North Carolina and South Carolina.
  • SWTHZ: SWTHZ is a rapidly expanding wellness franchise specializing in contrast therapy — a practice that combines infrared sauna sessions with cold plunge immersions to promote physical recovery, mental clarity and overall well-being, the release stated.
  • Coop’s Crazy Chicken: Coops is a family-owned fast-casual restaurant serving  creative takes on fried and grilled chicken sandwiches, salads and sides, the release stated. The eatery was founded by father-daughter duo Dave and Tessa Wolfgram as a tribute to Cooper Wolfgram — Tessa’s brother and a U.S. Army veteran of the 82nd Airborne Division — who passed away in 2023.
  • Indigo Kitchen: Indigo Kitchen is a vibrant Indian street food restaurant founded by husband-and-wife duo Premal and Sonal Desai, the eatery brings a modern twist to traditional Indian flavors, inspired by their travels and passion for global street cuisine.

Remaining opportunities include:

  • 7,000 square feet available for an entertainment tenant (putting green concept encouraged)
  • 5,800 square feet available for a boutique or specialty clothing retailer
  • 2,275 square feet ideal for a coffee shop or café

This redevelopment marks an important step in the continued growth of Greenville’s east side, revitalizing a high-traffic area with a thoughtful, community-oriented destination, the release stated.

Backyard at Pelham is designed to serve as more than just a shopping center — it’s envisioned as a local hangout and lifestyle experience, activating a long-vacant site and creating new opportunities for both small businesses and national brands.
