The Dunlin, Auberge Resorts Collection represents a $108 million hospitality development that transformed a challenging waterfront site on Johns Island into a sophisticated resort complex. Completed in August 2024, the 145,108-square-foot project encompasses three distinct campuses: The Dunlin resort, The River Barns events venue and The Galley back-of-house facility.

The development’s complexity required coordination among 26 consultants, contractors and management teams to navigate significant floodplain restrictions. The project team successfully installed a timber sheet and pile trip wall, completing a Letter of Map Revision that shifted the flood zone from V to A classification, enabling ground-floor commercial use while providing enhanced protection from tidal surges.

Built on a small peninsula that required strategic expansion, the resort features 10 buildings constructed through a carefully orchestrated phasing plan. The River Barns showcase heavy timber and cedar construction with traditional mortise-and-tenon joinery executed by Timber Artisans of James Island, creating an elegant wedding and event venue that blends rustic charm with sophistication.

The development distinguishes itself through intentional design choices that echo a historic coastal village, featuring standalone buildings connected by open breezeways and deep porches. Every guestroom offers uninterrupted views of the natural surroundings, while more than 20 miles of intricate trim work underscore the project’s exceptional craftsmanship.

Beyond its architectural achievements, the project created 175+ jobs and supports local tourism through strategic partnerships with organizations like Coastal Expeditions and Rosebank Farms, ensuring authentic Lowcountry experiences while bolstering the regional economy and small business community.
