HOT PROPERTIES: Hemingway Apartments in Conway sell for $4.1M

Marcus & Millichap handled the sale of Hemingway Apartments, a 30-unit apartment community in Conway. The property sold for $4.1 million.

“We have now sold this property twice in two years, highlighting continued investor demand for newer construction multifamily assets in the Conway market,” said Ryan Lipomi, senior director investments, who led the transaction.

Lipomi, William Graves and Carson Ford of Marcus & Millichap represented the private seller and procured the buyer.

Built in 2022, the property features exclusively two-bedroom, one-bathroom units averaging approximately 550 square feet. The community was fully occupied at the time of sale.

Located at 1204 Hemingway Chapel Road, the property is near Coastal Carolina University and Horry-Georgetown Technical College and is approximately 17 miles from Myrtle Beach.

Avison Young’s Chris Prince, Ned Reynolds and Will Hannah represented ABS Kids LLC in the leasing of 2,965 square feet of office space at 200 Springtree Drive in Columbia from Springtree Investments LLC. Will Dupree of NAI Columbia represented the Landlord.


Ryan McCue of Colliers South Carolina represented the purchaser in the acquisition of 89.12 acres of land at 443 Two Notch Road in Lexington.


Bobby Balboni, Patrick Palmer and Sam Edens with NAI Columbia represented the owner in leasing 1,764 square feet of retail space in Tillman’s Plaza just off Two Notch Road in Northeast Columbia.


Patrick Chambers and Ben Kelly of NAI Columbia represented the owner in a 63,300-square-foot lease at Victory Village shopping center located at 2568 Augusta Highway in western Lexington County.


Braden Shockley, Roger Winn and Will McGregor of Trinity Partners represented the landlord in the leasing of 7,000 square feet of industrial space at 5317 Bush River Road, Columbia.
